Different Options to Sell Your Land

Selling land can often be complicated and frustrating if you are new to the process. Some methods can be more convenient or rewarding than others. Here are a few ways to sell your land and some that you may not have considered.

Contacting a Local Agent

Real estate agents are often what first comes to mind when attempting to sell your property. This is because when using an agent, almost all of the work is done for you and is very convenient. While this may be true, real estate agents are not always the best choice because they usually take a long time to sell your property (around 2 to 3 years for vacant land). As a real estate agent, you earn a 7% commission for every property sold. Let’s say you are selling a parcel of land through an agent for $4,000. If it takes 2 agents to sell a property (one for you, the seller, and one for the buyer). Furthermore, each agent must split the commission with the broker. In the end, the commission of $280 is split between 4 people, giving the agent $70. Because of this, agents aren’t motivated to sell your land fast since they will only get a very small cut in the end.

For comparison, selling a house with an agent for $250,000 would have a commission of $17,500. Split among 4 people, that would be $4,375 for the agent. For all the work required to sell a property, an agent hardly makes any money so they often will put very little effort into getting your property sold.

Making Ads Online

With technology advancing at such a fast pace, many sellers have begun advertising their property online. Advertising online can sell your property very quickly, but takes a lot of time, effort, and sometimes money. To make an appealing ad, you need the dimensions of the land, good pictures of the property, a list of all the unique features of the property, accessibility and utilities, and other details of the property. Many websites require you to pay an expensive monthly fee to keep your ads posted. Those websites are more geared towards large parcels of land that are worth millions of dollars. Other websites like Craigslist are free but limit the amount of ads that you can post and the ads expire after a month, which means you may have to post dozens of ads to get somebody to buy your land.

Real Estate Auctions

This is one of the fastest methods to sell your land, but the downside is that you will probably get much less than the property is actually worth. How to Make Your Land Easier to Sell

Here are a few tips that we have found to make your land easier to sell. Many of these are aimed at making your land more appealing to the new buyer and make the buyer take a second look.

  • Mow your property or at least the roadside next to the property. This goes a long way toward making your property look more hospitable to the new owner.
  • Clean up any trash on the property. Some properties have become dumping sites for the local folk. If you do not at least take a look at your property for this kind of junk, you may attempt sell your property in vain, due to the trash that is lying around.
  • If you have a gate, clean up around it, if it is overgrown and covered in wasps, you will find that most will not enter to take a look.
  • It may make sense to clean up the roadway, is the road overgrown so that a car cannot approach or enter the property? This will keep many from continuing to look at the property. Prune the entry so it is passable.
  • Remove old cars and other items like trailers if any exist on the property. If you are using it for storage, move the items before you sell.
  • A good first impression is important for potential buyers. If they don’t want to look at your property because it is unapproachable, selling it will be difficult.
